Ziese Architecture was brought on to address unpermitted construction completed by a previous tenant in this commercial retail space located in the vibrant Melrose Shopping District. During the approval process, the building owner secured a lease agreement with Anine Bing, a prominent fashion brand.

To expedite the project timeline, we collaborated closely with the City to revise the permit application, incorporating the tenant’s new store design alongside the required legalization work. This strategic approach saved approximately one month in processing time, enabling the tenant to open their store sooner while resolving the existing code compliance issues.

The result is a transformed and underutilized space turned into a stunning retail destination.
